Value my propertyStreets named after composers, between boulevard Victor Hugo and avenue Thiers. The bourgeois heart of Nice.
In brief
The Musiciens quarter, also known as the Thiers quarter, runs from boulevard Victor Hugo to avenue Thiers, just north of the Carre d'Or. It takes its name from its streets: Verdi, Berlioz, Rossini, Offenbach, Gounod, and square Mozart.
Berlioz and Verdi both stayed in Nice, as did the nineteenth-century aristocracy and middle classes who built here. The quarter has kept a remarkable number of Belle Epoque mansion blocks and Art Deco villas.
The property market
The main avenues and the side streets are not worth the same. Boulevard Victor Hugo carries the most prized addresses, while rue Rossini, rue Berlioz and rue Offenbach, quieter, often give a better balance between the address and the price.
As everywhere in older central Nice, the building accounts for half the value. A well-kept Belle Epoque block with a recent lift and restored common parts sells far better than a neighbour of the same age left as it was.
What you will find here
Grand flats
Large floor areas, mouldings, parquet, often on the principal floor. The signature property here.
Art Deco villas
A few fine addresses, sometimes divided into flats, with original detailing.
Central one-bedroom flats
In demand both to let and to buy, in an area where everything is done on foot.
Properties to renovate
Some remain, including in very fine buildings. The potential is real, so is the works budget.
Living here
You are two hundred metres from place Massena, the Galeries Lafayette and avenue Jean Medecin with its tramway. The Promenade des Anglais and the beach are ten minutes on foot.
The inner streets are residential and the main avenues are lively with shops. This is one of the few parts of Nice where you can live without a car.
Streets worth knowing
- Boulevard Victor HugoThe most prized address here, wide and tree-lined, with very fine buildings.
- Rue Rossini and rue BerliozQuieter, and often the best balance between the address and the price.
- Avenue ThiersThe northern edge, on the station side, busier and more affordable.
Frequently asked questions
How does it differ from the Carre d'Or?
The Carre d'Or lies just to the south, between boulevard Victor Hugo and the Promenade. The Musiciens quarter is a little more residential.
Can you live here without a car?
Yes. Everything is walkable or on the tramway, and parking is difficult.
Do the buildings have lifts?
Many do, but not all. In Belle Epoque stock it has to be checked building by building.
