Value my propertyBetween the Promenade des Anglais and boulevard Victor Hugo. The most sought-after addresses in the city.
In brief
The Carre d'Or forms a rectangle at the heart of Nice: the Promenade des Anglais to the south, boulevard Victor Hugo to the north, boulevard Gambetta to the west, avenue Jean Medecin and the Albert I gardens to the east. Within that small area sit the finest Belle Epoque facades in the city and its luxury shops.
The buildings mostly date from the end of the nineteenth and the start of the twentieth century, between Belle Epoque and Art Deco. This is where the price per square metre in Nice reaches its highest, hillside villas aside.
The property market
Here the question is not the area but the building, the floor and the view. A top floor with a terrace and a sea view, a principal floor on boulevard Victor Hugo and a ground floor onto a courtyard are not the same market, at equal size and a hundred metres apart.
The condition of the building weighs heavily. Many are more than a century old: lift, facades, roof and services are what to examine before making an offer.
What you will find here
Principal floors
Large reception rooms, mouldings, long balconies. The rarest and most contested homes here.
Sea views
On the Promenade or from a top floor. The premium is considerable and holds its value.
Well-appointed one-bedroom flats
In demand as second homes and as lettings, within the limits of the rules.
Properties to renovate
They still come up, and remain the most accessible way into the area.
Living here
Everything is on foot: the beach, place Massena, the Albert I gardens, the shops of rue Massena and avenue de Verdun. The tramway runs at both ends of the area.
The other side of that centrality is the tourist season, busy from May to September, and parking, which is difficult and expensive.
Streets worth knowing
- Rue du Congres and rue DalpozzoThe residential core of the rectangle, quiet despite how central it is.
- Boulevard Victor HugoThe northern edge, wide and tree-lined, with the finest facades here.
- Promenade des AnglaisThe sea frontage. Front-facing views are the most expensive in Nice.
