Value my propertyOur own street since 2004. A quiet residential pocket between Carabacel and Liberation, minutes from the tramway.
In brief
Rue Lepante and the streets around it form a discreet residential pocket, on the hinge between Carabacel and the Liberation neighbourhood. There are a few fine nineteenth-century addresses, Palais Pauline among them, but most of the housing dates from the post-war decades.
Our office is here, at number 22. We have been selling in this street since 2004, which means we know most of its buildings from the inside.
The property market
Two kinds of buyer come here: first-time buyers looking for a well-placed one-bedroom flat without paying Carre d'Or prices, and investors after the steady rental demand of a central area.
Prices vary a great deal from one building to the next. A block with a restored facade, a lift and healthy accounts is not comparable to its neighbour whose facade works have been voted through but not funded.
What you will find here
One-bedroom flats
The most common and most sought-after format here, to buy and to let.
Two-bedroom family flats
Often in nineteen-sixties buildings, with a balcony and sometimes a garage.
Studios
Plenty of them and easy to resell, but look at the service charges before deciding.
Flats with character
A few older buildings offer floors with mouldings. Rare, and they go quickly.
Living here
Tramway line 1 is a few minutes on foot, putting Thiers station two stops away and place Massena five. The Liberation market is within walking distance.
The area is residential: local shops, schools, and little through traffic in the inner streets.
