In brief
Carabacel runs from avenue Jean Medecin to the Acropolis, above the old town, from which it is separated by the green corridor covering the Paillon. Boulevard Carabacel, laid out from 1850, was deliberately planned without shops and lined with trees. It has stayed that way, and that is what gives the area its unusual quiet for somewhere so central.
Few parts of Nice hold so many buildings of character. Palais Eldorado on rue Alberti, Palais Desambrois on rue Assalit, Palais Royal and Hotel Imperial on boulevard Carabacel, Villa Rambourg on boulevard Dubouchage: the Belle Epoque facades follow one another over a few hundred metres.
The property market
Here it is not the street that sets the price, it is the building. Between a grand nineteenth-century floor with parquet and mouldings and a flat of the same size in a nineteen-sixties block, the gap is considerable. So the first question about any property in Carabacel is the building itself: its condition, its service charges, the works already voted through.
The second thing to look at is the floor level and the lift. Many older buildings here have none, and a top floor with no lift no longer speaks to the same buyer.
What you will find here
Grand upper floors
High ceilings, parquet, mouldings, often more than 100 sq m. The most sought-after homes here, and the rarest.
Post-war one and two-bedroom flats
The bulk of the market. Well placed, often with a balcony, they suit first-time buyers and investors alike.
Studios to renovate
Plenty of them on rue Alberti, rue Assalit and rue Lamartine. Look at the service charges first: they weigh heavily on a small lot.
Former offices
The area was long given over to offices. Some units are returning to residential use, with layouts to rethink completely.
Living here
You are five minutes on foot from place Garibaldi, the old town and the Paillon gardens, and ten from the sea. The tramway is close by, with line 1 at Garibaldi and line 2 running underground, putting the airport around twenty minutes away with no change.
The inner streets have few shops, which is what keeps them quiet, but everything is nearby: avenue Jean Medecin on one side, the old town market on the other.

Frequently asked questions
Is Carabacel quiet?
Yes, for somewhere so central. The inner streets have few shops and boulevard Carabacel was designed without any.
Is parking easy?
No. On-street spaces are scarce and underground garages sell at a premium, so it is a real deciding factor here.
Does it suit a buy-to-let?
Yes, rental demand is strong all year thanks to the location and the transport. Check the service charges first.
