Property at the port of Nice

Value my propertyThe ochre facades of the Lympia basin, place Ile-de-Beaute and the tramway straight to the airport.
In brief
Port Lympia closes the city to the east, between the Castle hill and Mont Boron. Around the basin, the tall yellow and ochre nineteenth-century facades form one of the most photographed sights in Nice; the ensemble on place Ile-de-Beaute, with its neoclassical church, has been listed as a historic monument since 1991.
The area has changed a great deal since the tramway arrived in 2019 and much of the stonework was cleaned. What was a district of sailors and workshops has become one of the most sought-after addresses in the city.
The property market
The view governs everything here. A flat looking onto the basin and a flat of the same size in a street set back are not in the same category, and the gap has widened since the quays were renovated.
Next come the floor level and the lift, often absent from nineteenth-century buildings, and then the noise: real on the quays in season, much lower from the second row of buildings onwards.
What you will find here
Flats facing the basin
The most sought-after homes here, often with older proportions and high ceilings.
Small flats
Studios and one-bedroom flats, popular with investors for the rental demand.
Buildings towards Riquier
More recent and more affordable as you head north, sometimes with a garage.
Properties to renovate
Some remain, mostly in the inner streets. Check the state of the building before the floor plan.
Living here
Tramway line 2 starts at the port and reaches the airport with no change, running under the city centre. The old town and the beach are ten minutes on foot.
The area lives all year: restaurants on the quays, the antiques market on place Garibaldi, the shops of rue Bonaparte. That is also the thing to weigh, the evening bustle in season.
Streets worth knowing
- Place Ile-de-BeauteThe listed ensemble of the area, around the church of Notre-Dame-du-Port.
- Quai Lunel and quai PapacinoThe addresses looking straight onto the basin, the most expensive here.
- Rue BonaparteThe pedestrian shopping street of the area, and a lively one.
