Value my propertyThe hills north of the centre: more space for the same budget, and the tramway at the bottom.
In brief
Nice Nord gathers the districts climbing above the centre, from Borriglione to Gorbella and Saint-Barthelemy. This is residential Nice, the Nice of families, with nineteen-sixties and seventies blocks, balconies, green space and parking.
It is not a postcard neighbourhood, and that is precisely what makes its prices. You buy floor area and a way of living here, not an address.
The property market
This is where the ratio of size to price is most favourable in Nice proper. A three-bedroom flat with a balcony and a garage remains within reach here when the same home is out of the question in the centre.
Three things set the price: how close the tramway is, the aspect, and the parking. The slope creates real differences from one building to the next, and an open view over the bay is paid for.
What you will find here
Three and four-bedroom flats
The speciality of the area, with a balcony, a cellar and often a garage.
Nineteen-seventies blocks
The bulk of the market, sometimes set in grounds with a pool.
Villas and houses
Up the hill, rarer and much sought after by families.
Properties to renovate
Common, with generous floor areas and reasonable works budgets.
Living here
Tramway line 1 climbs the area to its northern terminus and puts the centre about ten minutes away. In Borriglione, close to half of all households live without a car, which says a great deal about how dense the shops are and how good the service is.
Nurseries, schools, secondary schools and local markets are all within the area, and the city centre is three kilometres away. Higher up a car remains useful, but parking is far easier than in the centre.
Streets worth knowing
- Avenue BorriglioneThe spine of the area, served by the tramway and lined with shops.
- Boulevard de CessoleResidential and full of shops, one of the most sought-after addresses here.
- The heights of GorbellaQuieter, better oriented, with open views over the bay.
