Management shaped around your property
Rent, photographs, listing
We set the rent from leases actually signed in your neighbourhood, not from the adverts next door. Photographs, listing and distribution follow. An inflated rent costs more in empty months than it earns.
Viewings, files, guarantors
Accompanied viewings, even when you are not in Nice. We check documents, income and guarantors, then put the files in front of you with our view. This is the stage we never delegate.
Lease, surveys, inventory
Unfurnished, furnished, student or professional, drawn up current with the law. Surveys, deposit, and a photographed check-in inventory.
Collection and receipts
Demands, collection, receipts, annual review, payment on a fixed date. On the first day of arrears the reminder goes out, then formal notice.
The building, quotes, tradesmen
Reconciliation of charges, follow-up with the building's management and its meetings, quotes and coordination of tradesmen. You approve the budget, we sign the work off.
Tax, technical, legal
A statement every month, an annual summary ready for your tax return, and our advice on tax, technical and legal matters when a decision comes up.
Fees
What management costs
Three lines, and nothing else. No application fee, no subscription. Every amount appears in the mandate, signed before we begin anything.

Letting the property
In line with the applicable schedule under the ALUR act. These fees cover everything needed to let your property, from finding the tenant to the day they move in.

Day-to-day management
7% excluding VAT of the sums collected, service charges included. It is a share of what actually comes in: a month without rent is a month without fees.

Unpaid rent cover
Optional, and we will tell you plainly whether your situation makes it worth taking. The rate comes from how rarely our portfolio claims on it: that is down to how tenants are chosen, not to a commercial discount. The cover is taken out with Suffren Assurance Associés, a subsidiary of our guarantee fund SOCAF.
